Luxurious beachfront villas are located in the lush southern area of the island, near the reef and accessible directly by swimming from the private beach. All villas face the ocean and are built using natural materials, following traditional Maldivian architectural styles. The villas are surrounded by gardens featuring pavilions and hot tubs, enveloped by dense vegetation to ensure privacy.

The luxurious beachfront villas are located on the southern side of the island, near the reef, facing the ocean. Designed in accordance with traditional Maldivian architectural principles, the buildings are constructed using natural materials. Each villa features a garden with a pavilion and hot tub, surrounded by dense vegetation to ensure privacy.

The water villas are situated in the lagoon on the northern side of the island, facing a well-preserved fringing reef area of the Indian Ocean. Each villa spans three levels: the first level floats above the water surface, allowing direct access to the sea; the second level features a wooden deck equipped with comfortable loungers; and the third level, located atop the roof, offers a sunbathing area with panoramic ocean views and refreshing sea breezes. Guests may enjoy two public beach facilities—one beside the wooden walkway near the water villas, and another in front of the coffee shop on the western side of the island—both providing sunbeds, shower facilities, and beach umbrellas.

The family water villas are located within the lagoon on the northern side of the island, adjacent to one of the most intact fringing reef areas in the Indian Ocean. Public beach facilities include two areas—one beside the wooden walkway leading to the water villas, and another in front of the coffee shop on the western side of the island—both featuring sunbeds, shower facilities, and umbrellas.

The Sultan Suite is located on the eastern side of the island, representing the largest and most pristine villa unit currently available on Nika Island. Facing the ocean, this suite follows traditional Maldivian architectural principles, constructed using natural materials. The property features a garden area with a pavilion and a hot tub. The suite boasts a private beach—the largest stretch of sand on the island—surrounded by dense vegetation that ensures maximum privacy. Inside, the suite includes a separate guest accommodation unit with an independent entrance, connected to the main living areas via an internal door.

The room type is 6 garden rooms, with an area of ​​approximately 380 square feet, including a double bedroom with a queen-size bed and a bathroom. The living room area can accommodate an extra bed. This room type is located along the main walking path of the island and is surrounded by dense vegetation. The guest rooms do not have their own beach, but they share access to two public beaches, each equipped with sun loungers, showers and parasols, and adjacent to two main bars.

Faro Studio is a two-story open-plan room located above the coffee shop, equipped with an independent terrace, offering views of the sea and sunset on the west coast of the island. The hotel does not have an exclusive beach, but does provide two public beaches for guests to use. The beach area is equipped with sunbeds, shower facilities and parasols, and is adjacent to two main bars.
